Home Inspections - How will it impact my offer?

You should always get an inspection with every home purchase…but you should know how that decision may or may not impact your ability to land your dream home. In a seller’s market, which we are most assuredly in, most home sales are in what we call a multiple bid situation. Meaning the seller has more than one choice to choose from. The seller is looking for an offer that is “clean” meaning there are as few contingencies as possible. An inspection, which I would always recommend, is a contingency the seller would love to avoid.

If you were selling your home and two people offered the same financed amount, same earnest money, same appraisal gap coverage, and one declined an inspection, which one would you choose? Without that contingency the buyer very likely won’t be asking for anything to worked on as part of the deal, and the seller loves that!

Landing your dream home in a seller’s market means you have to be willing to offer the best deal for the seller, so getting into their mindset is key to writing a winning offer.
